TICO Construction has recently negotiated an agreement to be the preferred contractor for all tenant interior improvements for Venture Commerce Centers.
Following the success of the Venture in Morgan Hill a series of Venture Commerce Center developments is now underway. Venture Commerce Centers are developments of commercial condominium business properties ranging in size from 18 to 88 individual properties in developments totaling 50,000 to 180,000 square feet. They consist of Class-A office-style buildings with two-story offices in the building front and 21-foot clear height “flex areas” in the rear. The individual business properties range in size from about 1,500 to 4,000 square feet and are available for sale or lease to small companies of all kinds. Current buyers are using their privately owned properties in light industrial, general commercial, distribution, laboratory or all-office business applications. Venture Commerce Centers are now in planning or construction in the Bay Area cities of Hercules, San Jose, Napa, Newark, Fairfield, Morgan Hill, Hayward, Fremont, South San Jose, Antioch, and Alameda. Two new developments are starting in Sacramento County (Natomas and Rocklin) and others are opening soon in Oceanside (North San Diego County), EastLake (South San Diego County) and Palm Desert. Approximately 1,600,000 square feet of projects are in various stages of development as of this report date with more centers in planning in Southern California and surrounding states.
